Clinton, NJ-based real estate auction house, Max Spann Real Estate & Auction Co., has been auctioning farm properties in New Jersey for several decades. This highly anticipated auction is expected to draw a large number of interested investors.

Last month in a competitive and well-attended auction, the firm sold an approximately 150-acre farm property in Monmouth County, N.J. for roughly $1.815 million ($12,200 per acre). Current agricultural land prices had been hovering between $4,000 and $7,000 per acre. The sales price of the Monmouth County property reflects the quality and value of these types of properties and investors’ growing confidence in the rebounding real estate market.

The Readington property at 11 Higginsville Road features a country farmhouse with silos and a Morton-built barn on roughly 105 preserved acres and offers abundant storage and room for livestock. The property is ideally situated near Routes 202, 22, 31 and 287 and close to the rustic towns of Flemington, Somerville and Princeton.

The approximately 115-acre Charlestown Road farm lies just outside the historic town of Clinton in Bethlehem Township, close to Spruce Run State Park and Routes 78 and 31. This picturesque farm includes scenic pastures, mature woodlands and rushing streams. It is the perfect place for hunting, fishing and raising livestock.

The West Amwell property sits on roughly 130 acres of preserved farmland. Located at 1454 Old York Road (Route 179), the farm offers more than 2,200 feet of frontage on Route 179 and abundant tree stock. The buyer will have the opportunity to renovate this farm house or build a new country estate a short distance from the specialty shops, art galleries and fine dining of Lambertville and Princeton.
