West Windsor Mayor Signs Redevelopment Legislation

West Windsor, N.J. – March 26, 2009 – (RealEstateRama) — Mayor Shing-Fu Hsueh signed into law the Redevelopment Ordinance that will modify the zoning for the 350-acres Redevelopment Area around the Princeton Junction at West Windsor train station.  The Plan will allow for parking garages restricted to the west side of the train station and concentrate any housing adjacent to the station and over retail stores on the Township’s main street, or County Route 571.  It will limit any housing to less than 500 units for the entire area, phased in conjunction with the School Board, and preserve at least 50% open space.

As Mayor Hsueh noted, growth around the train station will be controlled by the Township and not by developers.  Now that this rezoning has become official, the Mayor can begin to negotiate with state and county agencies as well as property owners to secure road and infrastructure financing and begin to lay out the ground work for implementation.

Mayor Hsueh states, “This is only the first step.  There will undoubtedly be changes as we move forward based on site-specific decisions.  These include priorities such as improved circulation for vehicles, bicycles, and pedestrians and improved parking.”

The next step is to issue a Request for Qualifications and Proposals (RFQP) for redevelopers; review credits of the qualified redevelopers; and decide on a selection.  After this, specific proposals will be prepared together with all of the required analyses of fiscal, environmental, and social impacts for review against the Redevelopment Plan.  Mayor Hsueh said, “It will be a while before the first shovel is in the ground but we need to start now so that our momentum and our dedication to this project retain the interest of those who would invest in the Township.  I look forward to working with Council to achieve this next step.”
