Partnership for Maternal and Child Health of Northern New Jersey Expands Lease at 50 Union Avenue Medical/Professional Office Campus in Irvington, N.J.

Non-Profit Provides Health Services and Education to Parents-to-Be and Families

IRVINGTON, N.J. – May 19, 2015 – (RealEstateRama) — The Partnership for Maternal and Child Health of Northern New Jersey recently hosted an open house reception to announce a federal grant award to fund programs for pregnant women and families with children. As a result of this award, the Partnership has expanded its office space at 50 Union Ave., a signature Irvington, N.J., office tower. The Partnership for Maternal and Child Health occupies approximately 4,100 square feet at the newly renovated 40 and 50 Union Avenue Medical/Professional Office Campus.

A non-profit organization dedicated to improving obstetric and pediatric health, The Partnership for Maternal and Child Health provides home visits and health education; assists with securing health insurance and health care appointments; and collaborates with its 25 member hospitals to ensure access to physicians, midwives and nurses.

“The Partnership for Maternal and Child Health chose to locate its newest program, Healthy Start, at 50 Union Avenue, as we already operate the Irvington Family Development Center in that building,” explained Ilise Zimmerman, executive director. “We are particularly pleased with the new building management as they have made many improvements that benefit our staff and clients. This location serves our clients well as it is accessible by public transportation. Many clients already visit physicians in the building, so that they can take advantage of ‘one stop shopping.’”

According to Zimmerman, these amenities and professional office-building conveniences include a bus stop right in front of the building, on-site parking, an in-house pharmacy, new café, on-site management and security and attractive aesthetics.

The Partnership for Maternal and Child Health’s educational services are held both on-site and dispatched throughout the surrounding community. Since 2005, this non-profit 501 (c)(3) organization has maintained operations at the Union Avenue medical campus, which continues to undergo renovations and a property repositioning since being acquired by Jersey City, N.J.-based Novus Equities, LLC less than a year ago.

The eight-story, 52,000-square-foot high-rise 50 Union Ave. office building, and the adjacent 20,000-square-foot, four-story 40 Union Ave., are centrally located just off the Garden State Parkway. The campus offers easy access to The Partnership’s affiliated health professionals throughout its 25-member hospital network, which includes nearby Newark Beth Israel Medical Center and University Hospital. East Orange Hospital also is less than five miles away.

“These two buildings have a rich, distinct history as part of the Irvington skyline and as a premier medical/professional office campus for non-profit and for-profit healthcare and professional service providers,” said Eli Alper, Novus Equities’ leasing director, who noted current availabilities range from 700 to 6,400 square feet, with build-to-suit opportunities.

In addition to the Partnership for Maternal and Child Health, long-time professional and medical tenants at the Union Avenue medical complex include sole practitioner and group-based physician practices, ranging from internal medicine and pediatrics to orthopedics, obstetrics/gynecology and general surgery.

“Acute-care medical centers, hospital-affiliated practices, private physicians and related health service providers are focusing more and more on preventive care, while seeking to extend their reach into the neighborhoods in which their patients live,” added Alper. “As a result, the newly renovated and updated 40 and 50 Union Avenue medical campus is garnering tremendous interest and attention because it meets and exceeds modern medical office requirements.”
