CUSHMAN & WAKEFIELD BROKERS LEASE WITH ACTIVU IN ROCKAWAY, N.J.
Tech Firm Relocates HQ to 24,000 Sq. Ft. at 301 Roundhill Drive Flex Property
ROCKAWAY, N.J. – November 30, 2011 – (RealEstateRama) — Commercial real estate services firm Cushman & Wakefield, Inc. has orchestrated a 24,000-square-foot headquarters lease with Activu Corporation at 301 Roundhill Drive in Rockaway. Robert Donnelly, Jr., of Cushman & Wakefield’s Morristown, N.J., office, serves as exclusive agent for the 50,000-square-foot flex property.
Activu, a leading provider of IP-based visualization and collaboration solutions for mission-critical command and control center environments, will relocate to 301 Roundhill Drive from nearby Denville, N.J. Ken Flynn of Jones Lang LaSalle served as tenant representative in negotiating the long-term lease.
The building – a former Edy’s Ice Cream distribution facility – also serves as headquarters for Mackenzie Keck Construction, Inc., which purchased the property as Roundhill Realty, LLC in 2007. The 21-year-old firm, which provides general contracting, construction management, and consulting services for specialty retail and other enterprises, completely transformed and repurposed the structure with a combination of office, manufacturing and warehouse space. The new design features modern finishes and systems, and multiple sustainable components.
A two-story lounge and an expansive entrance foyer highlight the office space. Conference rooms, a dining area, wrap-around terrace, patio with fire pit, fitness center, meditation room and computer server room complete the facility. The warehouse has an office, vehicle service facility, prototyping facility and loading docks. The 3.96-acre property also offers above standard parking.
Roundhill Realty, LLC initially retained Cushman & Wakefield in 2010 to explore options to lease or sell the property. “My client wanted to test the market, and the market response was positive from potential tenants looking to lease and purchase,” Donnelly said. “Activu, which was looking to upgrade their work environment, really ‘got’ the vision behind the building design. It is an all-around good fit.”
Donnelly noted that the remaining available balance – approximately 26,000 square feet – continues to draw strong interest from potential tenants. 301 Roundhill Drive offers proximity to interstates 80 and 287; routes 10, 15 and 46; Rockaway Townsquare Mall; and additional area shopping, dining and lodging.
