Four New Jersey farms to be sold at auction

Four preserved farms in New Jersey totaling nearly 400 acres will be sold in three separate auctions in the next two months.

Westfield, NJ – November 9, 2009 – (RealEstateRama) — Max Spann Real Estate & Auction Co., a national auctioneer of elite properties, has scheduled the auctions for Nov. 19 in Colts Neck, Dec. 3 in Hamilton and Dec. 10 in Pittstown, Hunterdon County.

“These farms offer a rich connection with New Jersey’s agricultural heritage and will be forever preserved as part of our state’s green future,” said  Max Spann, Jr., the auctioneer. “Owners of these farms will be part of a growing movement to ensure New Jersey remains the Garden State.”

The farms have all been preserved under the state’s Farmland Preservation Program, which places a deed restriction on the property to prevent future commercial and residential development.

On Nov. 19, Max Spann is auctioning Yellow Brook Farm, 71 Montrose Road in Colts Neck. The 105-acre working horse farm features 16 paddocks with six run-in sheds, training rings, an indoor arena with a wash area, tack room, storage room and eight stalls. A nine-stall barn features a kitchen, bathroom, tack room, storage room and loft. The farm also has a caretaker’s cottage and a machinery and equipment barn. The winding Yellow Brook Creek runs the border of the property.

The land is preserved through the state’s Farmland Preservation Program, but the winning bidder will be permitted to build a home on the property.

Spann said preview dates have been scheduled from noon to 2 p.m. on Sunday, Nov. 1 and Thursday, Nov. 12.

On Dec. 3, Max Spann is auctioning horse farms in Hamilton in Mercer County and Chesterfield in Burlington County.

The 133-acre Hamilton farm at 108 Old York Road features an estate home with three spacious bedrooms, a gourmet kitchen, a custom-built library and office, a finished basement with home theater, game room and fitness room. A private one-bedroom cottage adjoins the main house and a separate, heated executive clubhouse offers a five-car showroom garage, an office, kitchenette, two bedrooms and a bathroom. The patio is exquisitely landscaped with a playground, gazebo and in-ground heated pool. The property also features a putting green.

The horse complex has a 4,500 square-foot, 10-stall barn with an office suite, kitchen, reception and bathrooms, an 80-foot by 120-foot arena, an outdoor training ring and miles of fencing with 20 paddocks. The farm also features a vineyard with merlot and pinot grigio grapes, a two family tenant house with five-bedroom and two-bedroom apartments. Doctors Creek winds along the border of the farm. The Chesterfield farm at 24 Old York Road has a 24-stall barn with three wash stalls, two tack rooms a laundry room and an office with a bathroom and kitchenette. The property features nine paddocks and miles of fencing and adjoins Magical Acres training facility for training trotters The farm has a managers house, and the owner would be permitted to build a home on the property.

Both properties are close to interchange 7 and 7A of the New Jersey Turnpike for easy access to New York and Philadelphia.

Preview dates have been set for Tuesday, Nov. 10 and Saturday, Nov. 21 for noon to 3 p.m. The Dec. 3 auction will take place at the Hamilton farm at 108 York Road.

On Dec. 10 at 1 p.m., Max Spann is auctioning a 100-acre farm in the historic Pittstown section of Union Township, Hunterdon County by order of the township. The farm at 9 Perryville Road sits in the rolling hillside with fantastic views of the bucolic landscape. The existing home and barns are ready to be renovated and an additional home can be built on the 2-acre floating exception area.  The property is close to Routes 78, 22, 31 and 12 and minutes to Clinton, Flemington and Frenchtown.

Preview dates have been set for noon to 2 p.m. on Sunday, Nov. 22 and Wednesday, Dec. 2. The Dec. 10 auction will take place at the farm.
